4, 6 and 8 Heatherdale Road in Mitcham were sold in February 2015 and in April 2015 the Developer submitted a Planning Permit application to Whitehorse Council for a four storey apartment building with a basement car park. The architectural design was undertaken by Principal Architect Mel Gawi and the team at Architeria Architects and completed within less than 5 weeks.
The development, that goes under the name Heather & Dale, is a contemporary apartment building with a central courtyard. All apartments are accessed by corridors that open up to the lush courtyard, enabling the building to be naturally ventilated, one of many ESD initiatives of this project.
When the Council failed to respond within the statutory 60 days, the applicant & Architeria Architects decided to proceed to Victorian Civil and Administrative Tribunal (VCAT). One objector (an immediate neighbour behind the proposed development) filed an objection against the development. Through successful negotiations at VCAT's compulsory conference /mediation meetings, all parties including the Objector, the Council and the Client who was represented by Mel Gawi of Architeria Architects and G2 Urban Planning, agreed to settle the matter to allow for the final VCAT orders to be made and grant the Planning Permit for a 40 apartments building. This pre-hearing settlement was the result of an outstanding performance of Architeria and the project team which adopted a slight adjustment to the building height at the rear and increase the setbacks to south, west and east of the building to allow for canopy trees to be planted.
